Floods are America’s most common natural disaster, and the businesses they close often stay closed — at least 25% never reopen after a destructive event. Commercial property policies exclude flood, so a standalone commercial flood policy is what actually protects the building, the contents, and the income stream.

What a commercial flood policy can cover

  • Building — limits up to $50,000,000 in the private market.
  • Contents — up to $10,000,000 for inventory, equipment, and improvements.
  • Business income — up to $1,000,000 to keep payroll and obligations moving while you rebuild. The NFIP does not offer business-interruption coverage at all; the private market does.

Where the NFIP falls short for businesses

The federal program caps commercial coverage at $500,000 for the building and $500,000 for contents — often a fraction of a commercial property’s real exposure — with a 30-day waiting period and no income protection. Private commercial flood policies close all three gaps — they can bind same day, waiting periods are shorter than the NFIP’s (and generally waived when tied to a loan), and pricing is frequently more competitive.
